Tom's Market Insights (July 2012)

I’ve had the opportunity of sharing Hualalai Resort with real estate clients since 1999, when the resort was just three years into residential development and sales. One of the most incredible trends I’ve witnessed through the years, and a trend that continues today, is the huge number of owners who trade up to a larger property. Typically they start out with a two or three-bedroom villa.
Then, after a couple of years, they realize they’re spending much more time here than originally anticipated and move up to a more spacious estate villa with private pool and guest house. After a few more years, they are completely at home here, making great friends and family memories. Their next move is the purchase of a custom home lot and construction of their dream estate – a legacy home for the family to enjoy for generations. One of the things I hear most often explaining this phenomenon is, “We never thought we’d find such a sense of community here – we’ve made some of the best friends of our life here." The other is their appreciation for the unequalled commitment of the resort owners to continually raise the bar of excellence here through multi-million dollar enhancement projects, innovative club programming and five diamond service. It’s a commitment I have never seen waver, even during challenging economic times.
Showcase Listing of the Month: 72-148 Lipoa Place
My pick is a purpose-built family home. The owners had four children under 5 years of age when they designed the home and thoughtfully incorporated features appreciated by parents of young children, while thinking ahead to young adult and beyond. For example, the home features five bedrooms – plenty of space for a large family - and three of the bedrooms are located in the main house for close proximity to young kids. The other two bedrooms are accessed through the attractive courtyard.. perfect for guests and for the kids as they get older. A large grassy area is ideally suited for impromptu soccer and football games and a rustic, campfire-style fire pit is a great spot to roast marshmallows and talk story. This property is located on the 2nd fairway of the Ke‘olu Member Course near the top of the resort in the Lipoa neighborhood. To reserve your private tour, please phone 808.325.8500 or 800.983-3880.
